What plumbing work covers in a facility
The work divides into two distinct networks. The supply network carries pressurised water from the source or tank to the points of use, and includes pipework, valves, pumps and pressure control. The drainage network works by gradient, carrying waste water to the discharge point, and includes pipes, traps, venting and inspection chambers.
Their problems differ in nature. Supply faults appear as leaks, weak pressure or interruption; drainage faults appear as blockages, backflow or odours. The common mistake is treating each incident in isolation without looking for a shared cause — excess pressure accelerating joint failure, or insufficient fall causing repeated blockage at the same point.
Leaks: the hidden cost
A visible leak is dealt with quickly because it is visible. The hidden leak — inside a wall, under a floor, in a buried run — is the expensive one, because it continues for months consuming water you are paying for, saturating concrete and damaging finishes before anyone notices.
The first indicator is usually not visible water but an unexplained rise in consumption, a booster pump cycling more often than usual, or a damp patch spreading slowly. Faced with that, we isolate sections and pressure-test to identify the affected run before opening anything up, because exploratory demolition multiplies both the repair and the making-good cost.
Pumps and water tanks
The booster set is equipment everything downstream depends on. Servicing it covers performance and current draw, and review of the pressure vessel, which loses its air charge over time and causes the pump to cycle on and off at a rate that shortens its life considerably.
Tanks need periodic cleaning and inspection of sealing, fill level and float valve. Neglecting the tank shows up in water quality before it shows up anywhere else — a particularly sensitive point in hospitality, food service and healthcare facilities.
Sanitary fixtures and points of use
In high-occupancy facilities — factories, large offices, hotels — sanitary fixtures see intensity of use that puts failure rates far above domestic norms. Mixers, flush valves and cisterns are effectively consumable items rather than permanent ones.
The practical approach is planned replacement rather than repeated repair: identifying items past their service life and replacing them in one batch is cheaper and far less disruptive than calling out a technician for each individual failure.
Preventive maintenance of networks
Preventive plumbing maintenance is less common than it should be, because the network runs silently until it fails. A scheduled visit covers checking and exercising main isolation valves (a valve untouched for years will usually not close when you need it), inspecting joints and connections, cleaning traps and inspection chambers, and reviewing pump performance.
On industrial sites we add inspection of process drainage, because what passes through it — oils, greases, sediment — raises the blockage rate and calls for a higher cleaning frequency. Whatever is agreed is documented in writing before work begins, so no term rests on a verbal understanding.
Supply within the works
Pipework, fittings, valves, sanitary fixtures, pumps and insulation are supplied within the same project, specified for the pressure, temperature and fluid involved. Selecting an unsuitable material or pressure rating is a common reason failures recur after a repair that appeared successful.
