Working inside a live facility
The fundamental difference between building on a new site and working inside an operating factory or building is that the second is governed by everything around it. You cannot close a main circulation route for a week, raise dust beside a sensitive production line, or run noisy work through office hours.
So any civil work here starts with an execution plan setting out sequence, timing, how the area will be temporarily isolated, and the routes for material in and waste out. That plan is not a formality — it is the difference between a project that finishes on schedule and one that loses a week because nobody worked out how the materials would get in.
Masonry, plastering and partitions
This covers building and modifying walls, plastering and preparation for finishes, and partitions of all types. Drywall partitions are common in internal alterations because they are quick, comparatively clean and demountable — the right choice where the layout may change again.
Industrial facilities introduce further requirements: fire-rated partitions between zones, acoustic separation between production and offices, or walls able to take impact from material handling. These requirements determine the material and the method, and must be clear before pricing rather than after.
Flooring
In a factory the floor is an operating asset, not a finish. It takes handling loads, vibration, chemical spillage and repeated cleaning, and its deterioration starts at specific points — joints, doorways, equipment routes — before spreading.
We handle localised repair of concrete floors, surface systems rated for load and chemical exposure, and flooring in administrative and service areas. System selection depends on the load type, the spillages expected and the shutdown window available, because some systems need a longer cure than the operating cycle allows.
Painting and finishes
In an industrial environment paint does more than appearance: it protects steel from corrosion, marks routes and safety zones by colour, and makes surfaces cleanable where that is required.
System selection accounts for the operating environment — humidity, temperature, chemical exposure — because an unsuitable coating fails within months and is redone at full cost. It also accounts for cure time and emissions in areas that cannot be vacated for long.
Refurbishment, damp and waterproofing
Damp is the most common cause of building deterioration and the most commonly mis-treated. The usual approach addresses the visible effect — strip the flaking paint and repaint — which returns the problem within months because the source was never touched.
We start by establishing the source: a leak from a network, rising damp from the substructure, ingress through a roof or a joint, or condensation caused by a temperature differential and poor ventilation. Each demands a completely different remedy, and identifying the right one is the most important part of the job.
Waterproofing and thermal insulation are executed either preventively or as part of a refurbishment; in each case we set out the proposed system, why it was selected, and the execution time it requires.
Supply within the project
Building and finishing materials, insulation, coatings and site consumables are supplied within the same project. That means the specification agreed at survey is what actually arrives on site — which is not always the case when supply and execution sit with different parties. Whatever is agreed is documented in writing before work begins, so no term rests on a verbal understanding.
